Notice of Adjourned Annual Election & Meeting
Dear Villaggio Homeowners,
The 2025 Annual Meeting and Election was held; however, quorum was not achieved. A total of 28 ballots and proxies were received, falling short of the required 65 needed to reach quorum at the initial meeting.
Pursuant to California Civil Code §5115(d), if a quorum is not established at the initial meeting, the quorum requirement for the adjourned meeting is reduced to twenty percent (20%) of the voting power. For Villaggio, this means that 26 ballots or proxies are now required to achieve quorum at the adjourned meeting. We are pleased to report that the Association has already met the reduced quorum requirement through the ballots and proxies received to date.
The Adjourned Annual Meeting & Election has been scheduled as follows:

Trench Work Near 380 Via Capri – Sewer Line Repairs in Progress
Dear Villaggio Residents,
Please be advised that trench work is currently taking place near the 380 Via Capri building in response to a recent sewer backup issue. The Association’s plumbing vendor has identified the source of the problem and will return to the site tomorrow, Tuesday, July 29, to begin repairs.
We anticipate the work will be completed by the end of the week, contingent on no further complications. During this time, there may be limited parking availability in the immediate area.
We apologize for the inconvenience and appreciate your patience and understanding as we work to resolve this issue as quickly as possible.
Upcoming Termite Repair Work (7/14 – 7/18)
Dear Villaggio Homeowners,
The Board of Directors has coordinated with Accurate Termite and Pest Control to perform necessary repairs related to the 2025 annual termite inspection. These repairs will take place during the week of July 14th – July 18th, during normal business hours. Please be advised that a crew may be working on or around your unit. No appointments are necessary, and you do not need to be home during the work unless otherwise notified.

New Parking Permit Hangtags & Application Requirement (Effective 4/1/25)
| Dear Villaggio Homeowners, Effective April 1, 2025, overnight parking in the community will require a hangtag permit from 6:00 PM to 6:00 AM. Each unit will receive two (2) hangtags, and homeowners must be in good standing (current on assessments and without violations) to obtain them. Application Required – To receive your hangtags, you must complete a Parking Permit Application and submit the required documents: Homeowners: Submit the completed application. Tenants: Must have written authorization from the unit owner and provide a copy of the lease agreement. The unit owner must email authorization to sperez@actionlife.com, including: Unit address Account number Tenant’s name, contact number, and email All applicants must provide:A copy of driver’s licenseA copy of DMV vehicle registration (must show the Villaggio HOA address) Where / When to Pick Up Your Hangtags Tuesday, March 4, 2025, at 5:30 PM – Regular Board Meeting (Location: Mimi’s Café, 2230 Griffin Way, Corona, CA 92879) Saturday, March 15, 2025, from 10:00 AM – 12:00 PM (Location: Pool Area) After March 17, 2025 – Available at Action Property Management (Address: 1250 Corona Pointe Court, Suite 404, Corona, CA 92879, Hours: Monday – Friday, 8:30 AM – 5:00 PM, Certified Mail Option: $9.00 fee) Enforcement Begins April 1, 2025 No hangtag will result in an immediate tow at owner’s expense and vehicles may not park in common areas for more than 72 consecutive hours. Proposed Fine Increase for Pet Violations (28-Day Comment Period)
Dear Villaggio Homeowners,
At the Board of Directors meeting held on February 11, 2025, the Board approved a proposed increase to the existing $200 fine to $250 for pet-related violations. As required by the Association’s governing documents and California Civil Code, this proposed rule change is now open for a 28-day homeowner comment period before final adoption. These violations are outlined in the Pet Violations section of the Enforcement & Fine Policy (attached), which references Article IX, Section 6 of the CC&Rs regarding “Maintenance of Animals.” The Board will review all homeowner feedback before making a final decision at the April 1, 2025, Regular Session Board Meeting.
This fine applies to violations such as, but not limited to:
- Failure to pick up pet waste in common areas
- Allowing pets in common areas without a leash
